The model home shows a design possibility. Your decision depends on the builder agreement, included specifications, exact homesite, change rules, inspection access, financing tradeoffs, and what surrounds the property now and later.
Choose your own real estate representation before your first registration or visit, because builder policies may govern how an agent relationship must be documented. A builder sales representative works for the builder. Your agent can help compare communities, inventory, contract terms, lot context, and resale implications, while legal questions belong with a Florida attorney.
Inspect what already exists, confirm the finish schedule and completion items, and compare incentives against price and outside financing.
Clarify construction stage, remaining choices, estimated completion, walkthrough process, and remedies if timing changes.
Track structural selections, design deadlines, deposits, change orders, substitutions, delays, and the hierarchy of contract documents.
Ask for documents supporting any representation about a lot. A rendering, concept plan, or salesperson’s expectation should not be treated as a guarantee of the final surroundings.
A credit can be valuable, but only after you compare the full loan terms, rate-lock details, fees, purchase price, required lender or title relationships, and the value of included options. Request written loan estimates and ask your lending professional to explain differences. Do not evaluate a headline incentive in isolation.
Many buyers discuss pre-drywall, final, and warranty-period inspections with an independent licensed inspector. Access and timing depend on the builder contract and site rules. Make inspection scheduling part of the plan early, not a last-week request.
For licensing research, use the Florida DBPR license search. For permit records and jurisdiction questions, begin with Brevard County Building Permits and confirm whether another authority controls the address.
